Student Housing Newcastle: Jesmond vs Heaton vs Sandyford

Jesmond is the most popular student area and the most expensive of the three. It is also the most complete, with Osborne Road providing a full strip of bars, restaurants, and cafes within walking distance of most Jesmond houses. The Metro stations at Jesmond and West Jesmond make city centre access quick. The residential streets off Osborne Road are a mix of Victorian terraces shared by students and young professionals. Rents are higher than Heaton, typically £550-700 per month for a room in a shared house in 2026. The social concentration means you are almost never far from people you know. The downside is that it can feel like a bubble – you occasionally have to remind yourself you live in Newcastle, not just in Jesmond.

Heaton is cheaper, quieter, and arguably the better choice for students who want a more residential experience. Rents are typically £100-150 per month less than Jesmond for comparable rooms. The area has a good local high street on Heaton Road with independent shops, cafes, and a solid mix of takeaways. The Cluny and the Ouseburn Valley are close, which gives access to Newcastle’s best live music scene. Bus routes into the city centre are regular but slower than the Metro. Heaton is popular with second and third-year students who have had enough of the Jesmond bubble.

Sandyford sits between the two, geographically and in character. It is close to Northumbria University’s main campus, making it the obvious choice for Northumbria students. City centre access is quick on foot or by bus. Rents sit between Heaton and Jesmond prices. Less of a student-specific social scene on the doorstep but good access to the wider city. The area is quieter than Jesmond which suits students who want to study at home without background noise.

Always check: whether the landlord is registered with the council, the Energy Performance Certificate rating (affects bills), what is included in rent, and the deposit protection scheme being used. Both university accommodation offices have advice services for students in the private rented sector.
